For Creditors: They own non-performing real estate loans which take a very long to recover (~3.5 years on average) and cost more than €16bn per year to manage in Europe alone.
For Buyers: They have very limited access to distressed real estate buying opportunities (selling at 15-20% discounts) which are traditionally only available to savvy investors.
Creditors (i.e. International investment funds) who buy portfolios of non-performing loans & target IRRs of 8.5% need Auctree because they are forced to repossess the property, which extends recovery times by c.2 years and increases cost by 10-15%.
